As a Tenant Find Only Landlord, we agree a price structure with you before the first let and review this for every subsequent let thereafter.
Typically the cost will cover the following:
- Advertising of the property.
- Accompanied viewings.
- Tenant referencing checks.
- Lease preparation and execution.
- Lodging of Security Deposit.
- A comprehensive Inventory. Our Inventory will be complete with report and photos.
- Informing local council of Tenancy change.
- Collection of meter readings for Utility suppliers.
- Introduction Letter to the Tenant where we will provide them your details to pay their rent, contact you for any property related issues.
After your Tenant has signed their Lease Agreement, we will package all the paperwork up for you and arrange to do a handover of the documentation.
We are able to offer further services to you which would be an additional charge.
- Comprehensive Checkout at the end of the Tenancy.
- First Tier Tribunal Services should the Security Deposit not cover dilapidations.
- Routine Inspections
- Planned Maintenance such as Gas Safety Certificate, Electrical Installation Condition Report (EICR), Legionella Risk Assessment (LRA), Energy Performance Certificate (EPC) and the Portal Appliance Test (PAT) .
